New Toll Brothers DUMBO Development Has Waiting List of 1100

DUMBO — “We have a list of about 1,100 names of people interested in this project,” Todd Dumaresq, marketing manager at Toll Brothers City Living, told the Eagle on a tour of 205 Water St. last week. “And sales should go very quickly.”

David Von Spreckelsen, senior vice president, concurred that there has been a lot of interest. “DUMBO is a very desirable neighborhood,” he said, in a conversation that took place following the tour. “It’s a small neighborhood but there’s a lot of pentup demand.”

The new 65-unit, two-building condominium complex, still a hard-hat site, is estimated to be ready for sales and marketing in September and for the start of closings in spring 2012 — first in the Water Street building and later in the Plymouth Street building.

The design is by GreenbergFarrow, and both firms’ efforts at reflecting the project’s loft-like industrial neighbors was revealed on the tour, which was conducted by John Gullixson, project manager, and Florence Clutch, senior sales manager, both of Toll Brothers City Living.

Asked if this was a new concept for Toll Brothers, Von Spreckelsen said it was not.

“We’ve done a little project in Williamsburg, North 8, and one in Long Island City, Fifth Street, that both reflected the neighborhood’s industrial history,” he said.

Sustainable elements were also revealed on the tour, like the Coney Island Boardwalk planks and other reclaimed woods repurposed as architectural accents and furniture; and the fact that more than 50 percent of the total value of materials used to construct the building were harvested, recovered or manufactured within 500 miles of DUMBO, including concrete, doors, windows frames and drywall According to Von Spreckelsen, the firm has achieved LEED certification on all of its buildings in Brooklyn.
